Does anyone really care which escrow company they use?
I do! I have been in too many transactions over the years where it can be nearly impossible to get the buyer’s lender to provide an accurate loan status. There can be several reasons for this:
1) Inexperienced or lazy loan officer
2) Lazy Mortgage broker
3) Lender doesn’t understand that as the Realtor, my job is to facilitate my client’s move.
My client will need to schedule a mover, change their address, transfer utilities and many other details will need tending. My client will be unable to do this without an accurate closing date. If the lender is not cooperating (and unfortunately this happens more often than it should), a good escrow officer is a lifesaver.
Obviously a good lender is critical also, but with the advent of online mortgage bankers, sometimes this call is out of the agent’s hands. And then of course there are the transactions where the escrow officer, lender and cooperating agent are all seasoned professionals - all of the parties are first rate. That’s one great aspect of this slowing market, it weeds out the people that shouldn’t be in this business.
